It's a fully gated community with a private club, golf, and a resident base that skews toward established homeowners rather than young families. For clients who want to stay in the social and lifestyle world they're used to (golf, tennis, a clubhouse calendar) but move into a smaller footprint within it, Marsh Landing lets them downsize the house without downsizing the lifestyle.

Vicar's Landing: for buyers who want built-in continuum of care

Vicar's Landing is a true continuing care retirement community (CCRC), which changes the calculation entirely. Instead of buying a home and separately planning for what happens if care needs increase later, a CCRC bundles independent living now with a pathway to assisted living or skilled nursing later, on the same campus. For clients who are downsizing partly because they're thinking ahead, not just about today's square footage, but about what happens in ten or fifteen years, this model removes a second, harder move down the road.

Best fit: buyers prioritizing long-term peace of mind and willing to trade some independence in real estate terms (it's typically a buy-in and monthly fee model, not a traditional home purchase) for long-term security.

Del Webb at Nocatee: for buyers who want independence with amenities, no care component

Nocatee is actually home to two adjacent Del Webb communities, Del Webb Ponte Vedra and Del Webb Nocatee, both age-restricted, amenity-rich, with villas and single-family homes, and no continuing care component. Del Webb Ponte Vedra centers on its own 38,000-square-foot clubhouse just minutes from the ocean; Del Webb Nocatee, right next door, has its own 20,000-square-foot clubhouse and resort-style pool. Buyers in either get a smaller, low-maintenance home, a built-in social calendar, neighbors in a similar life stage, and full access to everything Nocatee itself offers outside the gates: trails, parks, and the Nocatee Town Center. It's a genuine downsize with genuine lifestyle upside, but it doesn't answer the "what if care needs change" question the way a CCRC does.

Best fit: buyers who want lower maintenance and built-in community now, and are comfortable planning for future care needs separately, later.
