The median single family sales price reached $1.56 million in August. That is up 30% from last August and up nearly 36% from July. It is tempting to read that as the market repricing overnight, and it did not.

Only 36 homes closed in August, which is a small sample for a monthly median. In a market like Ponte Vedra Beach, a handful of large oceanfront sales can pull the median up sharply. That does not mean every home gained 30% in value over the past year.

Gwinn trusts sold price per square foot more as a read on real appreciation. It came in at $503, up 17.8% year over year. That is still a strong number, and the gains are real. They are more moderate than the median headline suggests.

Why did days on market climb in August?

Average days on market hit 44, up 63% from last August and up nearly 159% from July. Gwinn does not read much into it. Late summer brings a seasonal pause as families with children and grandchildren get back into the school year and people return from vacation.

Sellers received an average of 95.4% of list price, and only 2.8% of sales closed above list. Both numbers move up and down from month to month, and neither signals a change worth acting on.

Is Ponte Vedra Beach still a low inventory market?

Read those two numbers together and you get limited inventory with slower absorption. There is no flood of new listings, and the market is not drying up either. Gwinn describes it as healthy and solid overall.

Closed sales came in at 36, down 26.5% from July and down slightly from last August. New pending sales, meaning homes that went under contract in August and have not closed yet, came in at 40. That is up 11% year over year and up 2.6% from July. New listings held steady at 42.

Closed sales tell you what already happened. Pending sales tell you what is happening now, and they typically lead closings by 30 to 60 days. Gwinn sees the mix of fewer closings, more new contracts, and a supply base that is not growing as the most useful forward-looking signal in this update.

Last month, Gwinn named pending sales as the number to watch. A continued drop would have pointed to a slowing market. Pendings went back up instead, which suggests the closings that slowed in August are likely to pick back up in the coming months.

Are bidding wars common in Ponte Vedra Beach?

No, they are the exception. Limited inventory has compressed negotiation here without eliminating it. The average home sold for 95.4% of list price, so a home listed at $1.6 million would typically close around $1.53 million. Only 2.8% of homes closed over list.

Some feeder markets look very different. Agents Gwinn talks with in New Jersey and parts of California see a bidding war on almost every property because inventory is so low. In Ponte Vedra Beach, bidding wars were a regular occurrence only in 2021 and 2022.

The homes that do go over list today have two things in common. They are strategically priced against comparable sales, often by sellers who have seen strong appreciation and chose not to get too aggressive. They are also well prepared. Gwinn favors a pre-inspection, where the seller reviews the whole house, paints, and takes care of repairs before listing so the home goes to market with its best chance of selling.

If you are buying and you find a great-looking home that feels priced right, expect other buyers to see it the same way.
